1. An independent appraiser is brought in to assess how much the home is worth in as-is condition.
2. Mondovi contracts & pays for improvements it feels are necessary to increase the re-sale value of the home. That could mean anything from new kitchen cabinets, to new flooring, paint, or siding. Mondovi's commitment is that all work required can be completed within a three week time period.
3. Once work is completed, the house is put on the market for sale.
4. The cost of the improvements is re-paid to Mondovi out of the final sale price - and the owner & Mondovi share in the difference between what the independent appraisal was prior to the improvements being done - and the final sale price.
